Villas technical specifications

1. Foundations
- continuous foundations from simple concrete C 6/7,5;
- elevation from armed concrete C 12/15;
- profundity of the foundation is minimum 200 cm under the bench mark of the terrain.

2. Structure
- the rigidity structure is made from portant brickwork with kernels, and crossbeams from armed concrete, calculated to resist at earthquakes according with the actual normatives;
- the exterior walls are from masonry with POROTERM bricks 30 cm thick, thermal isolated with polystyrene 5 cm thick, and the interior walls from masonry with POROTERM bricks, with a thickness of 25 cm;
- the compartimentation walls are made from masonry with POROTERM bricks, with a thickness of 11,5 cm;
- the exterior and the interior masonry is fitted at crossings with kernels made from armed concrete C 12/15, with a minimum section of 25x25 cm.

3. Ceilings
- the placking board is made from concrete C 12/15 10 cm thick, inferior armed with knitted mesh;
- the ceiling over the ground floor is made from armed concrete C 12/15 13 cm thick;
- the ceiling over the first floor is is made from armed concrete C 12/15 13 cm thick.

4. Roofs
- the roof framing is made from resinous wood, with cover from roof tiles ELPRECO;
- roof decks, rain pipes, sorts and roof valley are made from LINDAB metal sheet;
- the roof boarding is made from resinous planks 2,4 cm thick;
- the fascia board is made from resinous planks 2,4 cm thick and 20 cm width;
- the gutter is made from lamellas with folds, finished with exterior varnishes, executed from resinous wood;
- the ventilation of the attic is assured.

5. Stairs
- the access stair to the first floor is from armed concrete C 12/15;
- the stairs are plated with massive wood panels from beech or with whetstone;
- balustrade from wood, varnished, and laterally fixed on the brickwork with metallic consoles.

6. Exterior carpentry
- windows from stratified wood and thermopan window glasses;
- the window boards on the interior of the rooms are made from wood;
- the exterior window boards are made from aluminium plates.

7. Doors
- interior doors are full wood, mounted on wood doorposts;
- the main access door is from wood.

8. Interior finishes
- regrating plastering, plaster coat and white color paintings with washable dyes on walls and ceilings, in all the rooms, bathrooms, kitchens, store-rooms, stairs, garage, laundry room, lobbies. ;
- stoneware mounted edge on edge with colored mastic in the bathrooms and sanitary facilities with shower, at the height of the door case. Kitchen - "cordon" 2,00m x 0,90m at 0,85m of the floor. The stoneware is at the choice of the customer, limited by the unitary prices included in the package.

9. Floor boards
a. Cold floor boards: - whetstone laid edges on edges glued with colored mastic in the hallway, lobbies, stair house, bathrooms, and partially in the kitchen; the color of the whetstone is at the customer's choice;
- the plinth that is mounted on the outline of the rooms is from the same type of whetstone;


b. Warm floor boards : - at the exterior the construction has a thermo system with expanded polystyrene 5 cm thick;
- layered parquetry from beech 15 mm thick in living and bedrooms.
- massive parquetry or moquette glued on the cement slab in the childrens bedroom
Optional - the client can choose the what areas can be plated with whetstone or parquet



10. Exterior finishes
- at the exterior the construction is fitted with a thermo sistem made of expanded polystyrene 5 cm thick armed with fiber glass mesh and finished with decorative colored plastering and washable exterior paint;
- the garage will have cement plaster finish M 10 T and will be finished with decorative colored plastering and washable exterior paint, as well as coated with exterior whetstone in certain areas.


11. Exterior arrangements
- the sidewalk that protects the house and the acces alley are made from ceramic slabs with a thickness of 4 cm, laid down on a layer of 30 cm of ballast and concrete;
- towards the exterior of the enclosure the fence is made from mesh panels STM 10x10-4, mounted on metallic poles, painted with green.;
- the fence around the enclosure and towards the neighbors will be made from mesh fence, and can be optionally decorated with climbing plants;
- the terrain that surrounds the villa will be prepared for green sward, and at special request all sorts of tree and plant species that are specifical to the region can be planted ; - whetstone at exterior for various areas.

12. The garage
- the exterior walls are from POROTERM brickwork 25 cm thick, with C 12/15 armed concrete kernels at crossings, and a minimum section of 25x25;
- the floor covering is from ceramic slabs 4 cm thick, with siphon trap in the floor, for water evacuation ;
- the acces door is metallic;
- if the garage will communicate direct with the yard, the door will be metallic.
Optional: - remote controlled electric system .

13. Sanitary appliances
- toilet vessel and washstand with porcelain base from domestic production, toilet water reservoir from white PVC mounted on the toilet vessel, at medium height;
- bathtub made from white acrylate 1,7 meters long, with the mask made on brick support or self support;
- dish washer with clearing tank with dropper from inox steel;
- small showerhub from white enameled cast iron 80x80;
- monocontrol chrome plated basin battery, shower tub and lavatory;
- transit faucets and angle-bracket faucets are with sphere;
- inox lavatory in the garage, fitted with hose connector adapter.

14. Thermotechnical instalations
- mural type thermal station with induced draught and sealed burning chamber, with a caloric power of 30KW, type VIESSMANN VITOPEND 222;
- the thermic instalations are made from polipropylene REHAU, izolated, with inferior distribution system at ground floor and vertical columns;
- the heating of the rooms is fitted with metal-sheet heaters, sized differently for every room to ensure a comfortable temperature ;
Optional : solar panels for heating and domestic warm water.

15. Electrical instalations
- electrical instalations from copper lead-wire in PVC tube, buried in the plaster;
- the electrical instalation is single phase at the duplex villas and tri-phase at the single villas;
- electric board, modular, from plastic, with protection based on automatic switches, for both the electric circuits and main consumers (washing machine, heating station and air-conditioning equipment);
- the main electrical instalation is fitted to the ground;
- the instalation apparatus (switches, plug sockets, TV, etc) will be from unitary series, from white or colored PVC, depending on the finishes of the rooms where it will be fitted;
- each room will be fitted with : brackets and simple plug sockets with protection contact, with the exception of the bathrooms, where a simple plug socket with protection contac will be fitted;
- a TV plug socket will be mounted in living and bedrooms;
- a phone plug will be fitted in the living;
- the electric bell will be mounted in the entrance lobby;
- a special circuit is fitted for the washing machine ;
- safety outlet for PC is fitted in the study (villa S and SO);
- anti-burglary alarm with sensors.
Optional - at request, additional circuits can be fitted for the client.

16. Sanitary appliances
- cold and hot water pipes from PPR, fitted at ground floor with distribution in columns;
- the sewer pipes are made from medium PVC, with sections fitted with cleaning pieces on each level;
- the room in which the heating station will be located will be fitted with a floor siphon;
- inlet for the washing machine (cold water and draining).

17. Gas
- gas interior instalation at kitchen and at the thermal station ;
- the pipe branch is not included in the price.

18. Utilities
- the water supply and the sewage is made in connection with the public system;
- the energy supply has its transformer point at quarter level;
- underground pluvial networks in the interior of the residential quarter;
- asphalt roads and paved sidewalks; modern public lighting system;
- data and voice services, and starting from 2007 a TV service, through RomTelecom SA

OBSERVATIONS
- In the case in which certain materials or equipments are not present in the specifications, means that they are not available anymore at the date of the execution and the constructor can use, with the aproval of the customer, materials which have similar quality.
- the furnishing is not part of the contract with the exception of the sanitary appliances.
- the modifications that are made to the standard package of utilities and finishes will be supported by the customer.
